Why are pre-sale house inspections a good idea for home sellers?
Well, frankly, you never know if an expensive problem will turn up when the buyer orders an inspection of your house. Any house, new or old, can, and probably has, some weaknesses. The leaky roof or dripping faucet that you've put up with for years, may be a part of a much bigger problem, and might cost thousands of dollars to fix. In fact, one of the main causes of a home sale transaction falling through is the discovery of an unanticipated problem that the buyer and seller just can't seem to agree on how to remedy the situation.
A buyer who discovers problems when the property is inspected, may be able to back out of the deal. Some buyers may not want to deal with having repair work done. Others may be frightened away by the discovery of serious problems with the house.
As a seller, a pre-sale home inspection allows you to be in control. A pre-sale home inspection gives you time to prepare on how to address the concerns the buyer may have about any problems with the house. Knowing about any potential problems also gives you the option of having the repair work done before selling the house, or telling potential buyers about the problem, with estimates of how much the repairs will cost. Being honest and up-front about any problems with the house, and providing buyers with a copy of the inspector's report will enhance your credibility.
Using a well-known inspector with a good reputation, and encouraging buyers to have their own inspection done, can further enhance your credibility, and help make selling your home a little less uncertain.
